In UK house building, the inefficient utilisation of space is a crucial issue. Modern trussed roof rafters prohibit the creation of comfortable and useful additional living area within the loft space. Until recently, housing design has almost invariably ignored the loft space and concentrated on supplying a low cost, uninhabitable and cold roof space. Driven by high land prices and increasing consumer demand, developers have begun to build homes with third storey living spaces. As a rule of thumb, each storey of a house costs around 15% less to build than the one below. Therefore, building a 240m2 house with three storeys of 80m2 each, is actually cheaper than building a house with two storeys of 120m2 each. Even if the loft space is not planned to be used immediately, it makes good sense to avoid the use of fink truss elements and build an open roof space that could be easily converted at a later date.
This additional space creates the following opportunities:
- Area for a guest room
- Home office space
- Increased family bedrooms
- Play area for children
- Additional storage area
